Carmel Coast Estate provides home watch services and property management for world travelers, cottage owners, homes for sale, and absentee homeowners across the Monterey Bay Region. More and more, people are away from their home due to business, vacations, or personal matters. Since absentee homeowners aren't easily available to handle emergencies, oversee repairs, or run basic errands, caring for a home can be a real challenge. Most insurance companies also require that someone check on a property at specific times, which adds another layer of responsibility for homeowners who are away.

Whether you're gone for a few days or several months, don't leave your property to chance. We will ensure that your home is secure and looks lived in as long as you are away. Security & Structure

We perform inspections of your home to ensure all is well and recommend remedies for any problems.

  • Storm Damage

  • Force Entry

  • Vandalism

  • Check for plumbing failures, stains, signs of water leaks on ceilings, windows and doors

  • Check decks and balconies for water ponding and dry rot

  • Check signs of pest invasion, flooding, or broken pipes

  • Check circuit breakers and reset any that have flipped

  • Function of the furnace, heater, or air conditioner

  • Check doors and windows for signs of mold and verify they are locked

  • Reset any clocks if needed

Maintenance & Extras

Maintenance & Extras

We go beyond the basics to keep your home running smoothly and looking lived in.

  • Run garbage disposal, dishwasher, washing machine and dryer

  • Check refrigerator and freezer, adjust settings accordingly

  • Flush all toilets and run each until the cycle is fully complete to check for leaks or running issues

  • Check thermostat, run heating and air conditioning to verify operation

  • Check the settings of room humidifiers, service if needed

  • Reset security system upon departure

  • Removal of newspapers

  • Forward first class mail, remove newspapers and flyers

  • We can start your cars if you wish

Home Watch Fees

Account setup fee (one time): $200. Our Professional Home Inspector will be onsite gathering data to perform an initial inspection and build an Inspection template customized to your home on Happy Inspector. Inspection results are emailed to you after each visit. Fees below are approximate based on the average time of visit within 20 minutes of our office.

Tier 1

Residence 2,499 to 11,999 sq ft

1 visit/month: $100

2 visits/month: $175

4 visits/month: $250

Tier 2

Residence 2,500 to 3,999 sq ft, Lot 12,000 to 19,999 sq ft

1 visit/month: $125

2 visits/month: $200

4 visits/month: $300

Tier 3

Residence 4,000 to 6,999 sq ft, Lot 20,000 to 39,999 sq ft

1 visit/month: $150

2 visits/month: $225

4 visits/month: $350

Tier 4

Residence 7,000 to 10,999 sq ft, Lot 40,000 to 59,999 sq ft

1 visit/month: $200

2 visits/month: $275

4 visits/month: $400

Tier 5

Residence 11,000 to 15,999 sq ft, Lot 60,000 to 90,000 sq ft

Fees & Discounts

We pass on our Vendor's Property Manager Discounts/Preferred Client Fees to our Clients. Extra Service Fees are billed at Time plus Material for Additional Labor and Supplies. All rates are billed hourly in 15 minute increments as needed.

Emergency Response

Property Manager Emergency Responses: $50/hour during regular business hours (Mon-Fri 8:00 AM to 5:00 PM, Sat 8:00 AM to Noon). Overtime: 1.5 times the hourly rate for emergency responses beyond regular business hours on Monday through Friday and Saturdays.

Holiday Schedule

Double time: 2 times the hourly rate on Sundays and Legal Holidays, including: New Year's Day, Dr. Martin Luther King, Jr. Day, Presidents Day, Memorial Day, Independence Day, Labor Day, Columbus Day, Veteran's Day, Thanksgiving, and Christmas.
